Real Estate Photography FAQ

Use the Scheduling form on my website to view my current calendar and schedule an appointment. If you prefer to do things the old-fashioned way, you can also call, text or email me. All of the relevant contact information is located on the contact page. The earlier you let me know of your need for real estate photos, the more convenient the appointment timing for you and your sellers.

Ideally, 2 – 3 days’ notice is enough advance to reserve your preferred date and time. If I have a cancellation, I can accommodate last minute requests, but that is rare. The more notice, the better.

It depends on the size of the home, but generally plan for the photography session to take around two hours. Smaller homes take less time, usually around an hour, while larger homes (larger than 2500 square feet) take between two and three hours. Why does it take so long? Rather than use quick run-and-gun techniques (that often produce cheap-looking results), I meticulously view each room from different angles to ensure that the viewer sees the space at its best. I am in no way trying to get in and out. I am representing you as a valued team member for your sellers and it is important that they see me give their home my best efforts.

While most appointments are made based on your availability and the availability of the sellers, there are a few times of the day that make for better photographs than others. West-facing homes are best photographed in the early afternoon while east-facing homes are best photographed in the morning. North-facing homes are best shot in the early morning before the sun gets too high in the sky. No matter the direction of the home, every home can benefit from being photographed during twilight.

I can use a contractor’s lockbox (the ones with an alphanumeric code) to access the home for a photography session with the homeowner’s permission. Unfortunately, I cannot use the Realtor’s standard blue lockbox. Otherwise, you or the homeowner will need to be on site to let me in at the time of the appointment.

Absolutely. It’s your seller’s home to tell them they are free to hang out while I am photographing. But please know I am able to produce better images in the short amount of time I am on the property when distractions are limited. Even if you or the seller are on site, please make sure all staging and cleaning is complete prior to the appointment. And please keep all children and pets away from equipment the appointment.

While homes are generally more attractive if they are furnished or staged prior to the real estate photography session, I can photograph a completely empty home as well. However, I encourage you to consider hiring a home stager if the home is vacant, at least to stage important rooms like the master bedroom (and bathroom), the living or family room, and the kitchen.

That’s great! If your friend or family member is seriously considering becoming a professional real estate photographer, then absolutely take them up on their offer. Practice makes perfect, as they say. However, you may still need to hire a professional photographer since it is in your best interest to have the highest quality images of the home to both market your current listing to potential buyers and market yourself to new sellers. Real estate photography is a highly specialized field that cannot be properly photographed by amateurs or some other types of photographers who lack the necessary lighting equipment and experience. Professional real estate and architectural photographers know how to display each home at its best.

Real estate photography sessions include a 24-hour turnaround, so expect to see your photos within 24 hours of the end of the photography appointment. For example, if you scheduled an appointment for 10 am on Tuesday and it takes me one hour to photograph the home, you will have the processed images by 11 am on Wednesday.

Your photos will be delivered digitally through a Dropbox.com link. Inside that link, you will find separate folders for Interior/Exterior/Aerial photos, etc.

If it rains, I can take photos of the home and produce very good results even in the (unlikely) event of rain. Photos of the interior are generally unaffected by poor weather, though visibility of ocean views will be obscured. Photos of the exterior will be darker. In the event of extremely heavy rain, I will start by photographing the interior of the home with the hope the rain will subside by the time I am finished. If the heavy rain does not stop, I may come back the next day to photograph the exterior. Please monitor weath

Yes and no. I can remove some minor (non-material) things using Photoshop, but nothing is as good as making sure the home is ready to be photographed when I arrive. Keep in mind that if you want to make sure the home looks good in the images, it should look just as good in person.

I use a high-end Canon camera with a wide-angle lens. I also bring a variety of other equipment to produce the best images possible and ensure all straight lines are perfectly straight.

I do offer two full-time discounts. A referral discount for you if you refer another Realtor to Rick Siegel Photography and they use our real estate photography services for the first time.

Absolutely! I am a licensed FAA commercial drone pilot and I am fully insured.

For safety reasons, we cannot fly a drone inside a home. Flying a drone inside a home has a lot of room for issues to happen, not to mention would likely give the homeowner a panic attack. We find that our ground photographers are best able to capture the interiors and exteriors from the ground level. Our aerial photography best captures property exteriors from the sky.

Our studio delivers the digital headshot images you select as high-quality JPG files via Dropbox. It’s an online file transfer service that is easy to access and is user friendly.

We’re in the Summerhill residential development near the corner of Roseville PKWY and Washington. Free street parking is available.

The $159 (Standard) or $195 (Enhanced) session fee covers your dedicated studio time and our photography team’s time, talent and expertise. Our team only serves one client at a time to give you our full attention. After your appointment, you may select your single image for retouching or if your session is the enhanced version you may select three images for retouching.

In the unlikely event that you don’t like any of your headshots, there are two possible options. The first option is to book a reshoot appointment and you can give your headshots another try on another day at no additional cost. This option is available one time only at the discretion of the photographer. The second option is to make use of our 100% money-back guarantee. Our team is not happy until you’re happy with your images. We do everything in our power to make sure that you love your headshots!

At Rick Siegel Photography, we understand that not everyone loves to have their photos taken. Our experienced team is here to guide and direct you into flattering poses. We let you see your headshots at several points during your photo shoot so you can provide your feedback. We take your feedback and use it to create images you love!

We understand that situations come up and you may need to postpone or cancel your appointment. Should you need to change your photo shoot date, please let us know as soon as possible. When we reserve your session, we decline to serve other projects or opportunities given time and date. Therefore, if you need to reschedule your photo shoot for any reason, and it is made within 24 hours, no charge will be made, less than 24-hour notice will require a repayment of the session fee. There are no refunds for missed appointments or no-shows.

Please try to be punctual, as we often have other clients booked on the same day. If you are late, it may cut into your session time. There are no refunds for missed appointments.

Our Standard headshot session lasts for up to 1 hour and includes headshots from the waist up. If you’d like more time and a greater variety of posing, including full-body, please book our Enhanced Headshot Session which is a 2 hour session.

Our home studio has a large dedicated client washroom/change room with a place to hang your clothing. As part of our coronavirus studio procedures, our staff clean the washroom/change room after each photo shoot. 

For individual headshot sessions, you will typically receive your proof gallery 1-3 business days after your shoot. Once you notify us of your favorites, you will receive your fully retouched images in about 2 business days. Let us know if you need a rush delivery.

When you arrive for your appointment, our friendly team will greet you and help you get any wardrobe changes you’ve brought set up and ready to go. With your input, we’ll select your first backdrop, get our flattering lights set up just right for you, and start shooting the first set of images. We are there to guide you into flattering poses and to help you feel comfortable in front of the camera. We take a quick break after the first set to let you review the headshots and provide feedback. Our team takes your feedback and continues to adjust and modify through a few more sets, wardrobe changes, and backgrounds (as desired) until you have a nice collection of headshot possibilities. At the end of your session, we review all of your images with you and you select your favorites to purchase.

If you’d like to show your family or team your headshots before you decide what to purchase – no problem! We’ll put all of your headshot choices into a private gallery that you can choose from in the comfort of your own home.

Yes, it’s always a good idea to bring a few wardrobe choices to your photo shoot. We aim to give you a variety of looks during your photo shoot. Occasionally, fabrics can have a pattern that does not photograph well (causes moire). Bringing a few options allows us the flexibility to choose the outfit(s) that work best in front of the camera and that are flattering on you.

Keep it simple! You can’t go wrong with a clean pressed collared shirt and blazer for either men or women. We have put together a PDF with more suggestions for your wardrobe choices to help you pick the best outfit for your photo shoot. It’s always a great idea to bring several options and we can help you choose what’s best at the studio.


Headshot Wardrobe Guide

RAW files are unfinished images and we do not supply these to our clients. Proof images and retouched images are delivered as high-quality JPG images. Please let us know if you have any questions.

Hair and makeup are not included in your session fee. We do encourage you to come to your session looking your best with your hair and makeup done ahead of time. In the retouching process, we remove imperfections such as blemishes, stray hairs, and bags under your eyes. Our assistant is available to help with quick hair touch-ups and our studio has hair spray and lint rollers available. You’re welcome to bring your makeup to apply quick touch-ups.

Our standard professional retouching service includes blemish removal, reducing bags under eyes, whitening eyes and teeth, cleaning up stray hairs, and removing lint on clothing. I am super careful to keep your headshots looking natural.

Extensive retouching can be requested for an additional fee.

Yes! Retouching is the final polish that make great headshots look amazing! Even if you wake up looking your absolute best the day of your photo shoot, professional retouching will create that final polished look that you’re after. Some photographers choose to take retouching too far. You’ve likely seen images like this. The person looks like they have no pores, their pupils are glowing, and every line on their face as miraculously vanished. Imagine the shock when they show up for their job interview! You can trust Rick Siegel Photography to capture you in your best light, and provide professional retouching that looks just right!

Our studio maintains copyright ownership of every image we take. When you purchase headshots at our studio, you have permission to use them personally or professionally both in print and online to promote yourself and your business. Other uses may require a commercial contract and an additional licensing fee. Most headshot clients do not require a commercial contract. Please contact us for details.
